The Good, the Bad, and the UGLY of real estate.

THE GOOD: Getting that phone call from a potential buyer on our new listing on Marquis Lane.

THE BAD: The buyer says they might want to consider buying on land contract or lease option.

THE UGLY: I send my buyer to my lender and the lender calls me and says that he has never seen a lower credit score, plus the “buyer” just filed bankruptcy and has 2 vehicles repossessed in the last year.

THE GOOD: New listing that was referred to us by our lender.  Not only are they sellers but are buying another property as well!

THE BAD: Their house is worth $100,000, they INSIST on listing it at $125,000 (even though we thoroughly explained that it was over priced), and refuse to even discuss a price reduction after 30 days.

THE UGLY: After 6 weeks we finally have our first showing.  The other agent’s feedback was this:  “Sorry Jared, but my buyers have ZERO interest in the home.  We didn’t get past the living room because of the intense urine smell.  Good luck selling it.”  OUCH

THE GOOD: After showing a couple 15 houses we finally have the accepted offer!  YAY!!!!

THE BAD: The other realtor (good ole boy with a big moustache and bigger attitude) decides that he isn’t going to follow the rules and starts trying to change things on the purchase agreement, in turn trying to take advantage of my buyers.  (Don’t worry, we handled it and him)

THE UGLY: At the closing table he pulls out two of HIS business cards and hands them to MY clients and tells them that if they ever need anything to call him.  Obviously they didn’t take the cards but chuckled instead.  I didn’t say anything because I didn’t need to, I just smiled at the JERK.

THE GOOD: Set up a showing with some clients to view a property that was listed with “BOBBY THE REALTOR“.  He was also the owner of the property and told us he would meet us there at 6:00 sharp.

THE BAD: 6:15 comes along and he still isn’t there.  I call him to see what was going on.  I could barely understand him because he was HALF LIT, but I think he said something to the tune of “You said 7 DAMMIT, I’ll be there in 5 minutes”.  I told him that was fine but no more than 5 minutes because we had a ton of houses to see and needed to stay on schedule.

THE UGLY: 10 minutes later I call him again and tell him we are moving on and would have to reschedule.  His response:  “YOU $&^&^@#er , I AM JUST AROUND THE CORNER!!!  YOU MADE ME GET UP OFF MY BARSTOOL FOR THIS AND I AM GOING TO KICK YOUR ASS YOU (**#&@!!”.  I had to laugh as I hung up on him.  We didn’t buy that house.  🙂

See, being a Realtor is much more than just showing houses.  Most of the times it is GOOD, here and there it is BAD, and every once in a while it is UGLY!!

A beautiful day for a neighbor

Please won’t you be my neighbor?

In Mr. Roger’s neighborhood all the neighbors are good right?  Not so much with some of the neighbors we have encountered with our listings and homes we have shown to our buyers.

I wonder what Mr. Rogers would think about being neighbors with:

Crappy back yard guy.  You know, the guy that never mows his back yard, and when he finally does it takes him all afternoon and his mower keeps dying because the grass is too long?

Cluttered back yard guy.  You know, the guy that has so much crap and junk in his backyard that it looks like a tornado blew through?

Party every weekend guy.  You know, the guy that has crazy loud drunk parties every weekend?

Crazy paint job guy.  You know, the guy that painted his house in with colors so bright that you can see it from space??

There have been many times that we have found a wonderful home for a buyer and guess what?  Mr. Friggin Rogers wasn’t their neighbor, it was one of those guys mentioned above.  Before you buy a home MAKE SURE to look around first.  A friendly tip from The Christiansen Team.  🙂
