So… You want to make a TON OF MONEY by NEXT FRIDAY by investing in the Fort Wayne real estate market???

This actually happened to me lately. Johnny isn’t his real name and I honestly don’t know if he likes Snuggies or not, but the conversation following my ridiculous story is a true one.  Hope you get a chuckle out of it like I did.  🙂

No matter how hard he tried, Johnny couldn’t sleep last night. He tossed and turned for hours before deciding to head to the fridge, grab some ice cream and turn on the old boob tube.  There isn’t much on tv at 2:00 am so he started clicking through infomercial after infomercial.

“Okay… if I buy a Snuggie and cut the sleeves off of it (so I can still look bad ass) it might work right?  Naah…”  CLICK

“Hmm…  this looks interesting.  This thing SUCKS and CUTS at the same time?  Still wish they were in production.”  CLICK

“Who the hell is this guy and why is he yelling at me??”  CLICK

“Hmm…  they could have used a giant one of these to soak up all that oil.  Sham Wow… Sham no”  CLICK

“Holy CRAP what the HELL is that thing???  I need to turn this before my wife walks in!”  CLICK

“Okay, this looks interesting.  Make a million dollars in real estate investing by next Friday.  All I have to do is give them my credit card and they will share their secrets and within weeks I will be joining them on the beach sharing my success story?  Wow!  I am ordering this book and cd set RIGHT NOW!!!  I also need to call that Realtor I saw in the bed race at Three Rivers Festival the other night.  I bet he can help me!”

Johnny got his cds, his books, and all the “secrets” to making a million dollars by next Friday. He read through them quickly, joined a few real estate investing websites, went to a local real estate investing club, then he called me.  Here is how the conversation went.

Johnny: “Hey Jared, how are you?   Here is my deal.  I have ZERO money, TERRIBLE credit, and I haven’t had a job in 6 months.”

Jared: “Okay, and you want to do what??”

Johnny: I am going to make a million bucks by next Friday.  Here is how.  I am going to have you write up offers on 50 REO properties in Fort Wayne.  I want you to offer 15 cents on the dollar.  I also want you to submit those offers every single day until they accept my offer or accept somebody else’s.  Oh, and once I get that $100,000 REO property under contract for $15,000, I am going to wholesale it to a cash buyer.  I plan to have 15 under contract and sold by next Friday.  ARE YOU WITH ME JARED????

Jared: (Trying not to chuckle out loud) “No Johnny, I am not with you.  Not one bit.  I know some very successful investors and they would all tell you the same things.  Keep your job, save your money, learn your market.  Success doesn’t come easy and it surely doesn’t happen overnight.”

Johnny: “Whatever dude.  I guess you don’t want to be successful do you?  Fine, I’ll go find a Realtor that wants to win!”  CLICK.

It’s been a few months since I talked to Johnny, but as of a few days ago he still hadn’t completed 1 deal. I work with a hanful of buy and hold investors that have found many great deals in Fort Wayne, but nothing for 15 cents on the dollar. I welcome the chance to work with investors, but only those that are realistic.

Average list price PER SQ FEET: $65

Average SELLING price:  $114,883

Average sale price PER SQ FEET: $62

Average SQUARE FOOTAGE of home:  1706

Average DAYS ON MARKET: 90

LOWEST sale price:  $895

HIGHEST sale price:  $659.000

HOW DOES THIS COMPARE TO SEPTEMBER 2008?

Houses SOLD in September 2008:  370

Average LIST price:  $112,504

Average SELLING price:  $107,091

Average SQUARE FOOTAGE of home:  1645

Average DAYS ON MARKET:  111

LOWEST sale price:  $5,100

HIGHEST sale price:  $900,000

I’m a little surprised that 2009’s prices are higher than 2008’s.  The average sale price for homes in September 2009 is 96.2% of list price, up from last September.  Average days on market is LESS IN 2009 than 2008, another pleasant surprise.

These numbers show that I have been saying for years.  Fort Wayne is a great place to live!  Homes in Fort Wayne are affordable and you get a lot of home for the price!

God’s sense of humor… it never gets old. :)

These last few days I have found myself getting increasingly annoyed.  Nothing major, just minor things stacking up on top of each other.  Little things like…

A 2 hour home inspection with an inspector that talks…  ALOT

Moving my mother in law back to Fort Wayne…  how can a single woman have so much STUFF????

Found out my son is not turning in homework in a few classes and getting failing grades

And a few other things I won’t talk about here.  🙂  Well, after mowing my mother in law’s yard that hadn’t been mowed in a month I had just about had it.  I come home with the intention to get a good workout in on the treadmill.  I walk in and guess what?  My wife had just started her workout.  Okay, no biggie……..  I’ll just go on a bike ride instead…  GRRRRRRRRRRR

I hop on the bike and I start riding and thinking.  I thought about all the little things that have frustrated me lately.  I wondered why I let so many little things get to me when I normally don’t.  I then started thinking about others around me… like my neighbor Steve who just lost his wife last week, or my neighbor Chris who just lost his mom last week, or all the people that died 8 years ago today.

I felt my heart lighten and my body relax.  I felt the tension start to leave my body.  I then thought about all that I was thankful for and all the great things I have going in my life.  I smiled and said the following in my head…

God, thank you for everything that you provide for me, and thank you for helping me see that I need to lighten up and stop taking things so seriously.  Life is good!!!  Thank you.

Then all of a sudden out of no where:

SPLAT!!!!!!!!!!

A bird pooped on both of my arms.  My wife laughed as hard as I’ve seen her laugh in a while, and she laughs a lot.

Point taken.  🙂

Average LIST price:  $128.992

Average SELLING price:  $123,702

Average SQUARE FOOTAGE of home:  1757

Average DAYS ON MARKET:  94

LOWEST sale price in August:  $2,000

HIGHEST sale price in August:  $665.000

HOW DOES THIS COMPARE TO AUGUST 2008?

Houses SOLD in August 2008:  358

Average LIST price:  $111,096

Average SELLING price:  $106,217

Average SQUARE FOOTAGE of home:  1684

Average DAYS ON MARKET:  108

LOWEST sale price:  $1,800

HIGHEST sale price:  $648,000

I think that what continues to surprise me is that the average selling price is so close to list price.  With the media telling us how bad the market is and how it is SUCH a BUYERS market you would think that selling prices would be much lower than list price and that just isn’t the case.  If you look at August 2009 v. August 2008 you will see that average sales price is UP and average days on market is DOWN.

My poor Blog misses me…

Again, we have been so busy that I have not taken the time to sit down and blog!!!  I need to blog!  My website needs me to blog so it can be found!!  I need to be back on the front page of google…  🙂

Let’s recap the last few weeks:

Had an offer accepted for 3 buyers and 1 seller.  YAY!!  That’s great, but what comes next is the inspections.  Try 4 in a week…  NOT FUN!

The first inspection has been the most painful to date.  The home is a 109 year old farmhouse that has been completely remodeled and is GORGEOUS!  The bad news?  A few major issues on the inspection.  Can’t go into any detail but we are hoping the sellers will fix the probems.

The second inspection was on a 13 year old house and took 45 minutes.  Piece of cake.  Only 3 minor things came up.  THANK YOU!!

The third inspection went well too, 33 year old house and only a few minor things came up there too.  THANK YOU!!

The fourth one was on a house we have listed.  100 year old lake house that is HUGE! The inspection took 4 1/2 HOURS!!!!!!!! We are still waiting back to hear what they found.  Should hear back by tomorrow at the latest.

Otherwise everything is normal for us…  showing houses, meeting new clients, picking up a few new listings…  FUN!

I never thought I could have so much fun being a Realtor here in Fort Wayne.  Every day is different, there are many challenges to overcome and also so many great rewards to be had!

There is nothing better than being able to make that phone call to your client and say…

YOU GOT THE HOUSE!!!

What an adventurous day we had! Hard work, hot weather and um… just read…

One of the reasons I LOVE selling real estate in Fort Wayne is that every day is different, every day is an ADVENTURE!! Most days are good, some days are bad, once in a while the days are boring, and some days are… well…  just

CRAZY!

After working until around 9 for the third day in a row I woke up this morning just feeling DRAINED! After 2 cups of coffee and a Diet Dr. Pepper I finally started to feel alive again.  We had a second showing with some clients on a BEAUTIFULLY remodeled farm house and once I find out answers to a few of their questions we are going to write up an offer.  YAY!!

After that showing we headed to my mom and step dad’s house for a FAMILY COOKOUT!! My brother Ryan and his family are in town from St. George Utah so all of the 6 kids and their spouses were there, along with my dad and step mom so it was a FUN time!  Plus Ryan makes some wicked good ribs…  I could eat those every day!

We had 7 showings set up with a young couple that we have been working with for a few weeks.  They both have an incredible sense of humor and are SO much fun to work with!!  By the time we get done showing them houses our stomach’s usually hurt from laughing so hard.  “Chris” has made some pretty funny comments over the weeks…

(Walking into the back yard of a house today) Dude, these trees are awesome!  I hate houses with lame trees.

Dude, these heated floors in the kicthen are SWEET!! I mean come on, they are HEATED FLOORS!!

(After a chipmunk runs under the house) Dude, I want this house, it comes with a chipmunk!

I could go on and on but I think you get the picture about Chris.  His girlfriend is pretty cool too.  She drives a souped up Cavalier with turbo, dual exhausts, and even has race car seatbelts.  On our way to our last showing there we were, them in the Cavalier, us in the Solstice racing up Coldwater Road.  How FUN is that?  Racing your clients!  I know, I need to grow up.

So here comes the best part of the day:

We pull up to the last house.  Not much curb appeal.  House had some ad ons and looked pretty janky to be honest.  The showing instructions said “Front door is open.  Please leave unlocked when you leave”.  I don’t understand this one at all.  The weird thing was that there were two bikes laying in the drive way.  I just thought it was a couple of kids messing around… no big deal.

I WAS WRONG

I knocked on the door as I opened it and announced myself.  I didn’t see anybody.  I yelled again.  Nothing.  Then Chris said

HEY!!!! THERE ARE PEOPLE BACK THERE AND THEY ARE DOING IT!!!!!!!!!!!!”

Yup.  There they both were, scrambling to put their clothes on.  The woman comes out and says that they had called the name on the sign because they wanted to buy the house but nobody had called them back!  She said she had money for a down payment and could get qualified easily but since nobody called her back she just stopped by the house every day hoping somebody would show up.

WELL SOMEBODY DID!!  LOL!!!!!!!

I gave her a business card and told her to call me if she was serious.  They left and we all had a good laugh!!!
