Some Common Misconceptions About Buying and Selling a Home… Part 2

Last week I blogged about some common misconceptions about buying and selling a home.  You can view that post HERE.  Here is part 2:

We listed Henry HomeSeller’s 5 bedroom 3.5 bath, $235,000 SPLIT LEVEL home 6 weeks ago. He called me last week and started to chew me out.  He was very upset that even though we have had quite a few showings from other Realtors and a couple of parties interested, WE haven’t personally showed it once.  “As my Realtor I expect you to show it to all of your Buyers.  Isn’t that YOUR JOB???” Henry said.

My response: “Henry, I understand your thoughts.  Right now I am working with 10 Buyers, most of them are in the $120,000-$200,000 price range, and NOT 1 OF THEM is looking for anything REMOTELY close to a home like yours.  If I were to show my Buyer YOUR HOME when they are looking for a 3 bedroom 2 bath ranch on a slab in the $140,000 price range… they wouldn’t be my Buyer very long, and I would be wasting your time.”  Thankfully Henry understood and we are all a BIG HAPPY FAMILY AGAIN!

A good Buyers agent (like all of us are on The Christiansen Team) will not show a Buyer homes that don’t fit their criteria. If I have a listing that fits one of my Buyers criteria YOU BETTER BELIEVE THAT THEY WILL SEE THAT HOUSE!!

Holly HouseHunter called me and said:  “Hey Jared, I know you told me to call YOU if I had ANY questions about ANY HOMES out there, but I got really excited when I drove by the home on Elm St and I, um, well, called the Realtor on the sign.  He is going to show it to me tonight and then if I like it I’ll call you back and we can write the offer.  Is that okay?”

My response: “No Holly HouseHunter, that isn’t okay.  I have been working with you for quite a while and I explained that if you contact another Realtor and have them show you the house, you are roped into working with them on that particular house.  It’s called PROCURING CAUSE“.

Holly was concerned that she was wasting my time by calling me so much. She wasn’t, that’s my job.  If you become one of our Buyers or Sellers you will never waste our time with questions, concerns, or anything of the sort.  IT’S OUR JOB TO HELP YOU!

Chandra Cheapskate was convinced that since it is a Buyer’s market (and she listened to her friends at work) she should make a low ball offer. We found her a beautiful home that fit EVERYTHING she wanted priced at $199,900.  She asked me to write an offer for $110,000 and ask for closing costs (3% of purchase price), a carpet allowance of $5,000, and that the Seller pays for all other costs (around $1,000 more).  Once it’s all said and done, the offer is going to look like an offer of LESS THAN 50% OF LIST PRICE!!!!

I tried to convince her that the offer was INSANE and to put herself in the Seller’s shoes. After a half an hour of me trying to convince her that she is wasting everybody’s time, she INSISTED that I write the offer and present it to the other Realtor.  I’m pretty sure I gave her the MOST DRAMATIC EYE ROLL IN HISTORY before I quickly wrote up the offer.  When I called the listing agent I told her the price and conditions and she started cussing and told me that her Sellers won’t even look at the paper.  Obviously I fired that Buyer.  I still don’t think she has bought a house…

Just because it is a Buyer’s market does not mean that you should offer less than 50% of the list price. Well, unless it’s a $10,000 piece of junk fixer upper and you are paying cash.  If Chandra and that Seller were to come to some kind of agreement (say $185,000 purchase price), I can all but GUARANTEE that Seller and the listing agent won’t soon forget the low ball offer we made at the beginning.  My guess is that the Seller will be a BEAR to deal with through the transaction.

It’s official! We are going to be on the debut show on June 7th!

the reality of REAL ESTATE is a local Fort Wayne show that will take you on the roller coaster ride of the process of buying a home.  Each two episode story will follow buyers as they navigate the home buying process with their real estate agent, mortgage broker, and anyone else who wants to show their excitement.

From the first time buyers to the newly retired, watch the drama unfold throughout the searching, inspecting, and finally (hopefully) moving day.

The 1st episode will be airing Monday June 7th at 7:30  on ABC, then again on Thursday morning at 9:30 AM, and Sunday morning at 10:00 AM!

Guess what?  THE CHRISTIANSEN TEAM will be the 1st featured agents on the DEBUT SHOW!!!!  HOW COOL IS THAT!  Trust me, you’ll get plenty of reminders before the show actually airs.  Filming starts this Thursday and hopefully we’ll have some pics of the filming up soon!

Let’s go find that KILLER DEAL!!!!!

We have all heard that the housing market is down, prices are down, it’s a Buyer’s market and there are KILLER DEALS to be had.  I believe all of those are true statements, but they don’t apply to every house out there.

In the last quarter of 2009 there were 989 homes sold in Fort Wayne. The average list price was $108,103 and the average sales price was $103,855. Let’s see here, where is my handy dandy calculator…  push in the numbers and survey says…

Homes sold in Fort Wayne in the last quarter of 2009 sold for 96.1% of asking price.  That doesn’t really sound like people were getting KILLER DEALS does it?

Let’s break it down by price.  There were 545 of those homes sold in Fort Wayne in the last quarter that were sold at $100,000 and under.  The average list price was $57,486, and the average sales price was $54,361. Calculating, calculating…  That’s 94.5% of list price.  Still not the KILLER DEAL huh?

Homes that sold in Fort Wayne in the last quarter that were sold between $100,000 and $200,000 (355 homes) had an average list price of $137,178 with an average sales price of $133,140. That’s a whopping 97% of listing price!

One more:  $200,000 – $350,000:  83 homes sold in the last quarter.  Average list price:  $263,665. Average sale price:  $253,462…  96.1%

Home prices in Fort Wayne were lower in 2009 than in the previous few years and there are KILLER DEALS to be had, just not as many as you might think… unless of course you are watching those damn late night informercials where everybody makes Eleventy Billion dollars a month and drinks margaritas all day!!

So what’s  my point? My point is that while I rarely rarely RARELY suggest offering full price on a home, I would highly recommend not offering 50 cents on the dollar.  Well, unless you are buying bank owned properties in Fort Wayne under $30,000, then I say lowball away!

If you find a home that you love and try to get that KILLER DEAL, you may end up with no deal at all.  😦

Closing gifts! Man this is getting fun!!!

I’m in my 10th month of being a Realtor here in Fort Wayne.  When I started doing showings I thought that was the most fun part!  Then I started having closings and thought that was the most fun part!  Then I started getting creative with my closing gifts and I have to tell you…

THAT IS THE MOST FUN!!!!!!!

I started off just getting gift cards for my Buyers.  Then I started taking a picture of them during our final walk through and making post cards with the picture on it and a caption that says “Dave and Emily have moved!”  The cards look something like THIS.  It has return addresses on the back and also our information.  They can send those to all their friends!

Then I really started listening to my clients…

Last Sunday during Terrell’s final walk through I heard him mumble about all the leaves in the yard.  He also talked about how he doesn’t even have a leaf blower and won’t have time to get one until the following weekend.

Well that’s a NO BRAINER!

After I took their picture Sunday night (you can see that here) I slid back over there Monday morning before closing and blew ALL their leaves into a nice big pile.  I filled their kitchen counter top with a bottle of champagne, a big can of Blue Diamond almonds, a thank you card and a framed picture of them from the night before.  Then at closing I gave them an envelope with their post cards in them plus a few of my magnets.

THAT is my favorite thing about being a Fort Wayne Realtor!
