My very first showing seemed like SOOOO long ago…

I started selling real estate with RE/MAX Home Connection back in January of 2009. I remember sitting at my desk in early February when the phone rang.  I was so green I was nervous to even pick it up.  What if I say something stupid?  What if I don’t have the answer to their question?  GOD FORBID…  what if they want to see a house???? I took a breath, answered the phone and guess what?  I did okay!  And they wanted to see a house!

On the way to the showing I had to take a few deep breaths to calm my nerves a bit. Nothing in my teeth, no boogers hanging out of my nose…  HERE WE GO!

G and his wife were VERY pleasant people!! We walked through the house, shared a few laughs, and I think I did rather well.  Unfortunately the house was not for them.  We hung out in the kitchen and chatted for a while about what they want in their new home.  I walked away feeling confident and thankful that my first showing was under my belt.

I followed up with G and after a few conversations he told me that they were going to go ahead and stay in their current home right now and do some improvements. He also told me that he would get back with me when they are ready to buy.  A few months later he called me and said that after the all the work they did to their home they decided they wanted to stay put for a while.

I would be lying if I said that I wasn’t disappointed to make a sale (I get paid straight commission and a brother needs to eat!), but if they aren’t ready then they aren’t ready. I thanked him for the opportunity and told him I would keep in touch from time to time.  I sent him a thank you card, followed up with a phone call a little later, and then I found him on Facebook and we became “friends”.  I got to learn a little more about him and his EXTREMELY DRY sense of humor.  🙂  I also learned that he and my younger brother were friends at college.

Fast forward to 3 weeks ago. G emails me and says he wants to see an investment property.  It was a lower dollar home but I’ll take it!  We showed him the house and again, it was a no go.  It needed way too much work.  Then he started talking about he and his bride and that they were back in the market to buy.

The first house we looked at had a pool in the basement. Yeah, a pool in the basement.  Too weird.  The worst part of it was that the entire basement had drywall in it and there was not much ventilation.  On the upside…  the house came with a pet!

Yes, that is a dead mouse and NO, he is not doing the side stroke. We didn’t go for that house but went out 2 more times and found them the PERFECT HOUSE! We got it under contract earlier this week and will be closing in 3-4 weeks.  How awesome is that??

It only took a year and a half, but I finally helped my very 1st client find their beautiful new home! Oh, and we are listing their current home soon as well.  Thank you persistance and thank you Facebook!

It’s a beautiful day in the neighborhood

A beautiful day for a neighbor

Would you be mine?

Could you be mine?

Please won’t you be my neighbor?

In Mr. Roger’s neighborhood all the neighbors are good right?  Not so much with some of the neighbors we have encountered with our listings and homes we have shown to our buyers.

I wonder what Mr. Rogers would think about being neighbors with:

Crappy back yard guy.  You know, the guy that never mows his back yard, and when he finally does it takes him all afternoon and his mower keeps dying because the grass is too long?

Cluttered back yard guy.  You know, the guy that has so much crap and junk in his backyard that it looks like a tornado blew through?

Party every weekend guy.  You know, the guy that has crazy loud drunk parties every weekend?

Crazy paint job guy.  You know, the guy that painted his house in with colors so bright that you can see it from space??

There have been many times that we have found a wonderful home for a buyer and guess what?  Mr. Friggin Rogers wasn’t their neighbor, it was one of those guys mentioned above.  Before you buy a home MAKE SURE to look around first.  A friendly tip from The Christiansen Team.  🙂

1.5 reasons why I’m glad the tax credit is ending.

Nobody on The Christiansen Team has written an offer this week. I find that surprising as well.  With the tax credit ending today (April 30) I was SURE that all of us would be writing 2-3 offers.  Nope, not 1, but to be honest with you, I’m glad.  Why would I be glad that we didn’t write any offers??

This week I have seen a few agents in my office going nuts and writing offers left and right. They have Buyers that are scrambling like mad to find a home to make an offer on so they can get the $8,000 tax credit.  I have talked to a few agents that aren’t in my office that are in the same boat, RUN RUN RUN as fast as you can to get a house under contract!!  HURRY HURRY!!!!  WE MUST GET THAT TAX CREDIT!!

Don’t get me wrong, we have buyers and plenty of them. Some of them were trying to get a house under contract by today, but the right house hasn’t been found yet.  That (up to) $8,000 is great, but what happens in 2 years when our buyer is sitting there in a house they never fell in love with to begin with?  Where is that $8,000?

Maybe they paid off some bills with it. Maybe they put new carpet in the house, or went on a vacation, or remodeled their kitchen.  That’s all fine and dandy, but how many people who are scrambling like mad to find a house to get under contract by today are really going to be happy down the road?

Buying a home is one of the biggest financial decisions you will make in your life and is not supposed to be a mad chaotic dash! It is a process that sometimes takes a little time and is should not be rushed.  Now don’t get me wrong, if we can take you out and show you 5 houses in an afternoon and you fall in love with the 5th house then GREAT!  We did our job! More times than not it takes a little more than 5 showings.

I’m also tired of hearing other agents worried about the tax credit ending. “Man Jared, we are going to really be hurting for buyers once this tax credit is over”.  Really?? Now that the tax credit has come and gone, nobody is going to want to buy a house?  Then maybe you should be out networking and generating leads instead of whining about it.  🙂
